Server Flowcore began when Levan Kapanadze, then still walking Tbilisi courtyards for a surveyor, grew tired of occupancy being reported as a single number that made an empty shop look like a rounding error. The practice now writes occupancy and asset performance readings. The name on the door is the same in English on every page.

Files are received in Georgia and at 2808MiddletownRd Bethlehem Pennsylvania(PA) 18020. The Bethlehem desk is a place to leave a folder and collect a printed reading. It is not a branch of any bank, agency, or exchange.

How we work

We read what you send. We walk only when you book a vacancy walkthrough. We will not re-let a unit, chase arrears, or hold deposits. If a desktop application is used, it stays on your machine as a local record of occupancy tables; it does not take custody of money or keys.

Values that show up in the reading

Under-notice is occupied. Staff rooms that pay no rent are still rooms. A family flat empty for two months is described as such, not averaged with bedsits that turn every fortnight. Georgian street names and Pennsylvania unit letters are kept as the owner uses them, after the numbering call.
